The Kansas City metropolitan area straddles the Kansas–Missouri state line. HouseLoop covers the 8 counties at its core — four in Kansas, four in Missouri — as one market, because that is how people here actually shop: a buyer comparing Overland Park with Lee's Summit is comparing two states, two school systems and two property-tax regimes in the same afternoon.

Common questions

Real-estate FAQ for the Kansas City metro

What is the median home price in the Kansas City metro?

The median asking price across the 8-county Kansas City metro is $364,000, as of November 2, 2026. Homes that actually closed in August–October 2026 did so at a median of $364,000 — the asking figure is what sellers are listing at today, the sold figure is what buyers paid. Every city, county and ZIP in the metro carries its own median; the county table above breaks it out.

How many homes are currently for sale in the Kansas City area?

8,107 homes are for sale across the metro right now, including 448 marked coming soon and 3,379 already under contract. 596 of them came on the market in the last seven days. The count moves every day; the full metro search is the live number.

Is the Kansas City housing market favoring buyers or sellers right now?

At the closing pace of August–October 2026, the metro holds 3.08 months of supply — how long it would take to sell every listed home if nothing new arrived. Under about four months favors sellers, over about six favors buyers, and four to six is balanced, which puts the metro in seller's territory today. Homes are closing at a median of 100% of their last asking price.

How do property taxes differ between Kansas and Missouri?

Two things set a bill: the assessment ratio, which is fixed by state law and identical in every county of that state, and the mill levy, which each county, city, school district and library district sets separately. Kansas assesses residential property at 11.5% of market value (Kansas Constitution, Article 11 § 1 (residential real property)). Missouri assesses residential property at 19% of market value (Missouri Revised Statutes § 137.115 (residential real property)). So a Missouri home and a Kansas home of the same market value start from very different assessed values, and the levy then decides the rest. We do not publish a single "Kansas rate" or "Missouri rate", because there isn't one — the levy is local. For your own county's levy: Kansas Department of Revenue — Property Valuation · Missouri State Tax Commission.

How do home prices compare across Johnson County, Wyandotte County and the Missouri side of the metro?

The metro is not one price. Each county page carries its own median asking price and its own inventory; the four groupings below sit on either side of the two rivers and the state line: The Kansas side, south of the Kansas River — Johnson County, KS (1,976 for sale), Miami County, KS (244 for sale). The Kansas side, north of the Kansas River — Wyandotte County, KS (500 for sale), Leavenworth County, KS (460 for sale). The Missouri side, north of the Missouri River — Clay County, MO (876 for sale), Platte County, MO (475 for sale). The Missouri side, south of the Missouri River — Jackson County, MO (2,920 for sale), Cass County, MO (655 for sale).

How do Overland Park, Olathe, Lenexa, Leawood, Shawnee, Lee's Summit, Liberty and Parkville compare for housing costs?

Each of these carries its own median asking price, its own inventory and its own school district, and they are genuinely different markets rather than one suburb repeated. Current inventory: Overland Park (466 for sale), Olathe (523 for sale), Lenexa (181 for sale), Leawood (126 for sale), Shawnee (167 for sale), Lee's Summit (406 for sale), Liberty (95 for sale), Parkville (90 for sale). Open a city page for its median price, days to contract and sell-to-list.

Which school district serves a particular Kansas City-area address?

District boundaries do not follow city limits — one street can be split between two districts, and an Overland Park address may be zoned to Shawnee Mission or to Blue Valley. The district of record is the one the district itself publishes for that address, so check the district's own boundary lookup before relying on anything else. Every listing on HouseLoop carries the district, high school, middle school and elementary school Heartland MLS records for it, and the school-district shelf below lists every district in the metro with the homes currently for sale in it.

How long does it typically take Kansas City-area homes to go under contract?

A median of 21 days from listing to accepted contract, measured over the closings of August–October 2026 across the metro. Median, not average — a handful of homes that sit for a year would drag an average somewhere no real home lives. "Days to contract" is the trip from the listing date to the day the seller accepts; the closing happens weeks later. The trend table above shows how that figure has moved over the last year.

Where is new construction concentrated in the Kansas City metro?

New-construction inventory is not spread evenly across the metro. Counted right now, by county: Johnson County, KS (831), Jackson County, MO (292), Clay County, MO (179), Cass County, MO (160). The metro-wide list is new construction in Kansas City.

What should buyers know about commuting between the Kansas and Missouri sides of the metro?

Interstates 70, 35, 435 and 670 all cross the state line inside the metro, so most crossings are a highway merge rather than a detour. There are no toll roads inside the Kansas City metro; the Kansas Turnpike begins south and west of it. The state line is a tax and school-district boundary, not a traffic one — people routinely live on one side and work on the other, and both states tax the income earned in them, so a cross-line commute usually means filing in both and taking a credit in the state of residence.
