3724 Jarboe Street, Kansas City, MO 64111

About this home

Built in 1908 in Kansas City's historic Roanoke neighborhood, this is not a weekend project, cosmetic flip, or a flip it and forget it renovation. This is an opportunity for a serious renovator to restore a remarkable home with more than a century of history behind it. The story of the house is part of what makes it special. It was built by the brother who lived next door for his younger sister, with an exterior design mirroring his own home. Unlike her brother's property, hers did not require a carriage house, but the home features substantial double-brick construction and retains much of its original architectural character. That character is waiting for someone to bring it back. Owned by the same family since 1974 and vacant since 2020, years of deferred maintenance and accumulated belongings have taken a significant toll. The condition is rough, the renovation extensive, and buyers should come prepared for a project of serious scope. This is not a home for the faint of heart. But look past what it is today and consider what it can be. With approximately 2,156 square feet above grade, 3-stories, a full basement, covered front porch and original architectural elements, the bones of something extraordinary remain. The brick façade, broad porch, strong rooflines and distinctive shingle detailing hint at the home this once was and could become again. Then there is Roanoke itself, one of Kansas City's distinctive historic neighborhoods, filled with early-20th-century homes, mature trees and architecture that simply cannot be recreated in a new subdivision. 3724 Jarboe deserves more than a flip. It needs a steward. Someone who appreciates old houses, understands restoration, isn't intimidated by the work and sees value in preserving details that have survived more than a century. Bring your contractor. Bring your imagination. Bring your patience. This will be a substantial renovation, but done right, this house has the potential to become an absolute showcase.
