9403 State Highway JJ Highway, Excelsior Springs, MO 64024

About this home

Just over 15 acres, rolling wooded ground, and a location that keeps you close to everything while still feeling tucked away. This large brick home sits right off JJ Highway in the Excelsior Springs School District and is only about 10 minutes to the 291 and 210 Highway intersection. From the backyard, you can even see 210 Highway, giving you that rare mix of convenience and country setting. Inside, the home offers a functional layout with an entry area that branches off to the kitchen, living room, or bedroom hallway. The spacious living room features a large brick chimney, plenty of room to gather, and big windows that bring in natural light while overlooking the deck and property. The view off the back is a standout, with rolling ground and wooded surroundings. The kitchen offers ample counter space, appliances that stay, and windows overlooking the driveway and side yard. It also connects to the side entry garage, where air lines have already been run. Down the hallway, the oversized primary suite includes a large bathroom with walk in closet and a one year old Onyx shower. The primary bedroom and bath need paint, trim, and flooring. The full hall bath also needs finishing touches, with the bathtub ready for install and plumbing already in place. The home needs updates throughout but is ready for a new owner to bring their own vision and make it their own. The walkout basement provides around 1600 square feet of additional space with strong potential to finish and add value. The backyard is flat and usable, ideal for a shop, garden, or outdoor setup. The land is a major highlight, offering rolling wooded ground, trails throughout, a separate gated access point at the back, and a hilltop with backside access. A machine shop with partial concrete flooring is already on site. This is a rare opportunity to own acreage in a convenient location with room to improve, build equity, and make it your own.
