Small lessons.
A big move.

The big idea
How much are property taxes on a house?
Property tax is usually part of your payment.
It's a yearly bill from your county.
Kansas assesses homes at 11.5% of appraised value.
Missouri assesses them at 19% of true value.
See it in an example

Example
How the bill is built.
Assessed value = home value × state rate
Tax bill = assessed value × local levy
Kansas sets values each January 1; Missouri, as of January 1 of odd years. Budget on the price you pay, not the seller's last bill. Your county gives your real levy.

The seller's tax bill is low. What do you budget on?
