About this home

This is a once in a lifetime property! For sale is a gorgeous 40-acre property with 10-acre lake, waterfront home, boathouse, and huntable timber! The home is 3,416 square feet with 10’ high ceilings. 3 bedrooms and 3 ½ bathrooms, plus open living room, dining room, and kitchen. Laundry hookups on the main floor as well as in the upstairs master suite. The suite has gorgeous views of the lake, boathouse, koi pond, and surrounding pastures from the bathtub, double vanity, balcony, and east facing window. A wet bar, 2 walk in closets, and outside balcony really put this over the top. The living room overlooks the lake and has a sitting area with gas log fireplace. With the patio, pavilion, and the attached shop, this property is perfect for entertaining. For the barbecue lovers, there is a grilling room which keeps you in the house while you run your grill and the smoke is adequately vented through the large hood. The door acts as an airlock, stopping odors from entering the home. The 10-acre lake is amazing on its own, with clear water and more than 20’ deep. About 700 tons of rock were used to line the pond, producing clear water. On one corner there is a settling pond that reduces sediment in the water. The fishing on this lake is great too, with tons of catfish around 10lb. The boathouse is set on piers. It’s built with water, sewer, and electricity. It has a diving board, wood fired grill, covered area, and room for chairs. Inside the boathouse is full bath, fishing tackle room, greenhouse, swim dock, and guest room. Don’t forget the boat slip with garage door, which houses a pontoon boat, which stays with the property! There’s an area of timber where great bucks travel through, and gobblers roost along the pasture edge in spring. You can listen to the sounds of nature and be on I-49 in about 3.5 miles. This property is only about 5 miles to Archie schools, 15 minutes to Harrisonville, and 35 minutes to Kansas City.
