About this home

These 69 acres hunts huge with a tremendous amount of cover. Food, shelter, and water are the 3 basics for all wildlife and this one has it all. Surrounded by big agriculture fields, this farm holds all the cover including open fields, mature timber, and hardwood tree plantings. Fishing River makes up the entire southern boundary of this farm providing year-round water and is a major wildlife travel corridor. There is also an old slough for extra waterfowl hunting potential that also creates a pinch point for deer travel. This would be an ideal spot to target cruising bucks. There is a nice build site right off the road with an electric meter already set. Water is at the road and just needs a meter installed. There is a nice secluded campsite in the timber with an electric hookup for an RV and a hydrant ready to be hooked up to water. There are two CRP contracts in place for a combined income of $7,137 annually. Not many exceptional recreational tracts produce this much income. The 10 acres of CP9 expire in 2023 and could be converted back to row crops at that time, planted into food plots, or just left to grow for additional cover. The 30 acres of CP22 tree planting don’t expire until 2032 and provide both income and excellent habitat. The tree plantings are well established with a mix of species including many oaks, some reaching over 20’ in height. Just 1 mile East of the Clay County line with easy access to Kansas City, this 69 acres won’t disappoint!
