About this home

This is a buyers dream property - great location, income, secluded build sites and awesome hunting history. Sitting just East of 59 Hwy near Baldwin City, KS, this 50 acre honeyhole is special. The property has just a small entrance off of Stafford Terrace with a long lane back to a locked gate. From here, the property opens up into a large 13 acre tillable field with a gradual incline and roll, keeping the North half of the property hidden. The front field and back field are connected by a substantial creek crossing on the West side of the farm. The mature timber lining the winding creek provides great roosting trees for the turkeys that call the property home as well as acorns as an additional food source. There are oaks, sycamores, cedars, hedge, and other hardwood timbers scattered throughout the timbered portion of the property. The seller has experienced outstanding hunts both for deer and turkeys and the property has been managed to shoot only mature deer. Some very large deer have been taken in this neighborhood with one in particular scoring 241”. There are thick hedge bedding areas towards the back of the property giving this property the rest of what it needs to attract a healthy deer herd. 2 nice ponds have allowed for fishing and many bass have been caught out of them. There is a box blind strategically placed next to one of the ponds viewing two sections of the larger tillable field as well as a feeder along the timber line. The seller would consider leaving the blinds, treestands, and feeder for the right price.Aside from great recreation, the secluded feel to the property would make for an incredible place to build a home. With quick access to the highway a commute Lawrence, Ottawa, or Overland Park would cause no problem at all.
