About this home

This all inclusive offering located just 5-miles northeast of Trenton, MO is turn-key, and accurately described by the seller as the ‘whole kit and caboodle.’ 226+/- total acres, a nice 3-bedroom, 1.5 bath home, 61,000 bushel grain storage, 66×60 cattle barn with exceptional corral (two waterers on city water), 54×72 implement shed with full power, concrete floor, & bathroom, two ponds (stocked & deep), established food plot in SE corner, and new fence/gates around all the pasture. Currently, 140 of the 197.63+/- FSA tillable acres are leased to a local farmer on a year to year agreement (the farmer would like to stay if given the option). The bins are also leased at a rate of $10,980 annually. The tillable acres lay good, offering a nice combination of upland and creek bottom with solid class II & III soils with an overall NCCPI rating of 68, above the county average. Much of the remaining acres are utilized for pasture by the owner, offering exceptional fence, gates, corral, an cattle barn. There are two waterers in the corral and a third gravity fed behind the big pond. The pasture would easily convert to row crop should a new owner choose this option. This house is on a full basement, has vinyl siding, and has a nice yard with view of the pond. In today’s market with limited purchasing options, this is a rare opportunity. Note: This farm is offered two-ways. See MLS Number: 2341742 for more information.
