About this home

This central Missouri farm located in Cooper county is about as turn key as they come in the way of checking multiple boxes on what many are looking for. Location, this 45+/- acres is just outside the city limits of Boonville right off of Interstate 70. So the ease of access is there as you can use multiple Boonville exits to get there quickly. Recreation, this farm is located between the Katy Trail (State Park) and Interstate 70 just off the outer road. Income, the farm recently converted roughly 11 acres on the east side of the property from tillable to grass, which has a great thick stand of fescue that is sure to produce numerous of bales of grass hay, should one choose to keep it in hay production. The north ridge of the 11 acre grass field would make for a great build site that is far enough away from the interstate highway that the noise wouldn’t be a concern. The 9 acres that is north of the manufactured home and garage only needs a little TLC to correct some erosion issues and continue to be in production for crops. So if one would choose the potential for 20+ acres crop production acres. The farm is fully fenced and cross fenced, so the ability to rent out the ground for cattle herd grazing is possible also. There are a couple barns on the land that could help provide a place to store farm equipment or even a herd working barn, as the alleyway is set up on the larger of the two barns. Multiple pens could easily be constructed in the barn for bedding/birthing potential. The home on the property is older and would need substantial work to be inhabited, as the manufactured home has age and has sat empty for some time. Water leaks and weak flooring have been noticed in walk throughs, without detailed inspections the assumption is major repairs would be needed. The unattached 2 car garage has a concrete floor and wood stove in it that could be used for vehicle and supply storage.
