About this home

Welcome home to the KSOK Addition. Located between Elk City & Havana this addition offers the peace & solitude of rural living, while never leaving the convenience of a blacktop road. Lot 4 consists of 17.627 acres & with blacktop road frontage, & located in USD# 446, offers the perfect spot for a potential residence or weekend retreat. The rolling terrain of the property offers a multitude of potential build sites. Enjoy the scenic view to the East or maximize the true potential of the property and use its layout to take full advantage of the seclusion & build your retreat as far back on the property as you can. The property benefits from a wet weather drainage system, that helps to control the flow of excess water through the property to the neighboring pond, as well as providing a travel corridor for various forms of wildlife. Some hunting opportunities are offered with the property, but the addition of a food plot along the timbered lined drainage would only further enhance the property for wildlife pursuits. If interested in agricultural ambitions, the property sets up well for both pasture development, as well as potential hay production. Parts of the property have recently been used for each, with the potential there for enlarging each pursuit depending on what the buyer is interested in. Perimeter fencing along the West is in place & in good condition, but the internal fencing would need to be installed should the buyer require it. All Mineral Rights Transfer.
